Ventilation

Everyday are homes are subjected to large amounts of moisture. Moisture originates from cooking, bathing, clothes washing and breathing. The moisture will build in the attic if not given a means to escape. For this reason, it is critical to properly ventilate the dwelling. Failure to ventilate properly can lead to excessive moisture resulting mold growth and moisture damage. Moisture related problems occur in the cold months when the house shut tight.

It is also critical to ventilate for the health of the roof. Lack of ventilation will lead to excessive heat in the attic and premature roof failure. Lack of appropriate ventilation will also void most roof warranties. Heat related problems occur during warm months.

One other condition associated with ventilation is ice damming. Ice damming occurs when the snow on the roof melts over the heated space and freezes at the overhang.

In most homes ventilation through a passive means such as gable end louvers, roof vents, soffit vents and or ridge vents is sufficient. In highly efficient tightly built homes, a mechanical means of ventilation may be required.

There is an easy way to determine if your attic requires additional ventilation. Enter the attic and examine the roof sheathing for black staining. The black staining is mold. Pay particular attention to the nail penetrations and the north side of the dwelling. If the weather is cold you may even see condensation or frost. If any of the above conditions exist additional attic ventilation is required.

Lastly, do not block the any ventilation vents with insulation. Remember the house needs to breath.
